A well-loved pub and restaurant in the heart of Fort William has been put on the market, offering a rare opportunity to own a bustling business in one of Scotland's most scenic tourist hubs.

The Grog & Gruel, a popular alehouse with a cosy beer garden and traditional charm, is now up for sale with a freehold asking price of £625,000, the Scottish Daily Express reports. The sale is being handled by specialist business property adviser Christie & Co, who describe it as a "well positioned alehouse and restaurant popular with locals and visitors to Fort William."

Situated on the town's busy pedestrianised High Street, The Grog & Gruel benefits from high levels of footfall year-round thanks to its position in the shadow of Ben Nevis. The property features a traditional ground-floor bar, an upstairs restaurant, a fully fitted commercial kitchen, and a rear beer garden.

The business is being sold by current owners Guy and Edward Daynes, who are moving on due to other business commitments. Fort William's stunning location at the foot of the UK's tallest mountain makes it a magnet for outdoor enthusiasts.

The town also marks the end of the West Highland Way, one of the world’s most iconic long-distance walking trails. It's no surprise then that the Grog & Gruel has earned a strong reputation as a welcoming stop-off for weary climbers and hikers.

Another customer wrote: "A great place to eat and pretty lively from about 1800. We called in early (around 1730) having just completed the West Highland Way and beat the rush of walkers who had gone to their accommodation first.

"The food was really good (Venison burger and lovely curly fries) and the unusual Cider aged in Whisky Casks was absolutely superb (especially after 3 pints as it was 6.7 per cent!)."

According to Christie & Co, "little capital expenditure is required" and the business has shown steady levels of turnover and profitability in recent years.

Brian Sheldon, Regional Director at Christie & Co, said: “The sale of The Grog & Gruel offers a discerning purchaser a first-class opportunity to acquire an established business which has the ability to grow turnover and profit.”

The property's listing also highlights its potential: "Given the central location within the town's pub and restaurant circuit, an experienced operator should be able to easily continue current levels of trade, with the established workforce in place."

The Grog & Gruel was designed with traditional features throughout, including a timber-framed bar counter and fixed and moveable seating.

Christie & Co also notes Fort William's growing appeal, not only for climbers but for international tourists.

The A82, which passes through the town, is a key route linking Glasgow to Inverness and the Isle of Skye. Fort William has also hosted a leg of the Mountain Biking World Cup since 2002, drawing annual repeat visitors.

The Grog & Gruel is being offered for sale on a freehold basis, with an asking price of £625,000. More information can be found on the Christie & Co listing.
